The void within the city block is filled with perspective towards the interior. Park as a replacement for the constructed, fulfilled. Green house surrounded by vegetation arises as the consequent solution. One must envision full wood, oily-black, with visible structure, tactile. The sky contains black in it. Particular details are concrete or aluminium, colour anodised. The floors are made of wood, in natural colour, bright. Walls, white with ceiling lights. The combination of black and bright natural wood is present in communications and the ground floor, the floor wooden neutrality is framed by bright walls, creating the necessary silence. One must add the scent of oil and natural wax into the mix to round up the experience.

The Lower-Town block, situated alongside Ilica, is defined by the Academy of Fine Arts. Throughout history the Academy has, in accordance with necessity and possibilities, been upgraded and expanded, but has always preserved its character of large ateliers in the green park of free landscape arrangement inside the block. This creates a special atmosphere and the path from the street to the Academy entrance is immensely important. The street void, lack of houses, gabled brick walls, frame a view towards the big northern windows of the art ateliers. This image of the park, a path with sculptures represents the entrance to the academy and a temporal delay, a ritual preparation. Presence in everyday street life and lives of passers-by who stroll or catch the southern view of green tree tops from their car or tram windows. A new structural porch is formed while all the existing qualities are retained.

Walls and vertical communications of the northern and southern side of the object, placed parallel with the street façade, form the foundation of the construction system. Two parallel walls and the staircase (and elevator shaft) create a pulsating, dynamic space of each floor. Wall girders are placed between the cores (north-south direction) for each floor separately.
Floor girders in the inter-floor construction level are connected by ceiling beams and plates.
In this way, a spatial load-bearing structure that satisfies the required object bearing-capacity is achieved, as is the freedom of layout organisation of each of the exhibition spaces.

Praznina unutar gradskog bloka ispunjena je pogledom prema unutrašnjosti. Park je kao zamjena za izgrađeno, puno. Kao konzekventno rješenje nameće se drvena kuća u zelenilu. Potrebno je zamisliti puno drvo, uljeno, crno, na način da struktura bude vidljiva, taktilna.
Nebo u sebi nosi crnu. Pojedini su detalji betonski ili aluminijski, eloksirani u boji.
Podovi su drveni, u prirodnoj boji, svijetli. Zidovi, bijeli sa stropnim osvjetljenjem. Kombinacija crnog i svijetlog prirodnog drva prisutna je u komunikacijama i prizemlju, drvena podna neutralnost uokvirena je svijetlim zidovima stvarajući potrebnu tišinu.
Da bi slika bila potpuna, svemu treba dodati miris ulja i prirodnog voska.

Donjogradski blok, smješten uz Ilicu, određen je Likovnom akademijom. Kroz povijest Akademija je, prema potrebama i mogućnostima, nadograđivana, proširivana, ali uvijek je zadržala karakter velikih ateliera u zelenom parku slobodnoga pejzažnog uređenja u unutrašnjosti bloka. To stvara posebnu atmosferu, a put od ulice do ulaza u Akademiju neizmjerno je važan. Ulična praznina, izostanak kuće, zabatni cigleni zidovi uokviruju pogled prema velikim sjevernim prozorima umjetničkih ateliera. Takva slika parka, puta sa skulpturama, predstavlja ulaz u akademiju i vremensku odgodu, pripremu ritualnog karaktera. Ostvareno je prisustvo u svakodnevnom životu glavne gradske ulice, prolaznika, koji šećući ili kroz prozor tramvaja ili auta, hvataju južni pogled zelenih krošnji.
Zadržavajući sve zatečene kvalitete, formira se novi strukturalni ganjak.

Osnovu konstruktivnog sistema čine zidovi uz vertikalne komunikacije na sjevernoj i južnoj strani objekta, postavljeni paralelno s pročeljem uz ulicu. Dva paralelna zida, sa stubištem (i oknom dizala) tvore pulsirajući, dinamični prostor svakog kata. Između jezgri su postavljeni zidni nosači (u smjeru sjever-jug) svakog kata zasebno. Katni nosači na razini međukatne konstrukcije povezani su stropnim gredama s pločama. Na takav način uspostavlja se prostorna nosiva struktura koja zadovoljava traženu nosivost objekta, ali i otvara slobodu tlocrtne organizacije svakoga izložbenog prostora.
