The city-planning of Novi Zagreb and its clear layout along a prominent city road is crucial to the perception of the image of this urban zone, but it is also an impetus to defining new amenities. The green zone of the refurbished recreational park Bundek gives this location special character, and it is perhaps the most important feature defining its residential content. When one takes into account the urban matrix, zones of expansion, and growth, determining the centre of gravitation is inevitable. It is also necessary to consider the possibility of defining the future structure in the context of the new centre. It is conceived as a three-dimensional action consisting of amenities organized in different directions and on different levels. The structure consists of several basic elements that, in concordance with the brief, establish an interrelationship, but also complete compactness. Above the fundamental base, in which business and residential complexes and sports and recreational facilities are organized in along a north-south axis, vertical residential slabs open towards the north or the south. The final, framing element of the hotel rounds up the whole; at its lower end it is connected to a sports and recreational section, while at the upper end, above the residential area, the accommodation section is formed on storeys allowed by the permit. The composition is not simple, but the location is also not marginal or ordinary. The greenery is integral and continues to the forested area around Bundek; it also contains a nursery school.

Urbanizam Novog Zagreba, jasna usmjerenost uz naglašenu gradsku prometnicu, predstavlja osnovu u poimanju slike ove zone grada, ali i poticaj definiranja novog sadržaja.
Zelena zona uređenog Bundeka kvaliteta je koja ovoj lokaciji daje poseban karakter, možda za sadržaj stanovanja najodređeniji. Kad se sagleda matrica grada, zone širenja i rasta, neizbježno je određivanje centra gravitacije. U tom kontekstu novog centra potrebno je sagledati i mogućnost definiranja buduće strukture. Ona je zamišljena kao trodimenzionalna akcija koju čine sadržaji organizirani u različitim smjerovima i nivoima. Nekoliko osnovnih elemenata, u skladu s programskim odrednicama, čine strukturu ostvarujući međuodnose, ali i potpunu kompaktnost. Iznad osnovne baze u kojoj su u smjeru sjever-jug organizirani poslovno-trgovački kompleksi i sportsko-rekreacijski sadržaji, nalaze se okomito postavljene stambene lamele otvorene prema sjeveru ili jugu. Završni ili uokvirujući element hotela zatvara cjelinu; na donjem kraju on je povezan sa sportsko-rekreacijskim dijelom, a na gornjem, iznad stanovanja, ostvaruje u dozvoljenim etažama smještajni dio.
Kompozicija nije jednostavna, ali ni lokacija nije rubna, obična. Zelenilo je cjelovito te se nastavlja na šumoviti dio oko Bundeka, a unutar njega je smješten dječji vrtić.
